- Balkan Breeze 5
Our newest project Balkan Breeze 5 will be also located near Tryavna in a region with clean and fresh air and magnificent nature. The leading factor defining the situation of Balkan Breeze 5 is taking into consideration the natural displacement of the adjoining terrain which is around 13% and maximum using the building opportunities of the estate. The investor purpose is to plann a sectional residential building together with public service premises suitable for the nearby residential district – offices, shops, tavern and a bar.
The project will comprise of 3 residential sections – A, B and C. They are in a shape parallel to south of the adjoining street and is logical to the configuration of the property itself. The same fact is valid for defining the exposure. For the three sections will be built staircase entrances from North.
The project uses the displacement of the terrain so that the ground floor is semiunderground. This is the way how in the most unfavourable and sunken North part will be located the stores for the apartments and from South will be the restaurants.
On the first residential floor will have apartments and offices conformed with the standards for access of people. On the third and forth floor will be situated studios and one bed apartments. On the last storey part of the South apartments will be partly mansard and in accordance the limitations for permitted height of building. The sloping ceiling in the mansard will be from reinforced concrete as well.
The roof construction above the last reinforced concrete slab will be wooden. The underoof space is too small and relatively not possible to be used. The roof is interesting, twisted one with clear architectural vision.
The whole building will be water and heating isolated.
SECTION A – West
There will be on the ground floor a tavern. It has been planned to be here because in its west side the property is widest and there is opportunity to be separated by the residential section on South.
The tavern will have commercial hall with bar, sanitary for the guests and a store for the bar. An individual entrance for supplying products will be created. A store for the products has been expected to be built – in separate fridges and for everyday supplying. The space for kitchen will be next to it. Ready and convenience meat products could be delivered and put to heating treatment. For the staff will exists an access from the corridor to a room and bathroom and WC. Another sanitary premises for cleaning materials and crockery and cutlery has also been planned. The waiter`s office has direct access to the kitchen and the dirty cookware premises through an opening. A direct connection will also be made between the kitchen and the dirty cookware premises.
On this level and next to the tavern has been planned to be built a hairderesser`s parlor.
These objects have independent approach from South and have no connection with the upper floors and the entrance of the section. In the sunken North part will be constructed cellars for the residential apartments from the upper floors and the main entrance and staircase.
SECTION B– Middle
On the ground floor of this section will be constructed small offices with stores and sanitary premises. Again there will be cellars in the North sunken part but without having a connection with the South projects. There will be office on the first floor and apartments on the third and forth ones.
SECTION C– East
On the ground floor in the East section will be situated 2 projects – a food shop and a café. At the bottom of the project will be located a store with fridges and for packing and certainly the necessary rooms for the staff.
The café is small and the number of the possible guests is less than 20. Here have been planned sanitary for the staff and separate one for the clients. The bar will offer strong and soft drinks.
In the sunken North part shall be situated cellars again without having a connection with the projects on South.
The first floor will also consists of offices and the second and third one apartments.
The building for the 3 sections will have monolithic construction – reinforced concrete.
